May flowers are blooming & so is the Sonoma County market

Can you believe it’s almost summer? Along with the flowers and sunshine, the dynamics of our housing market are changing yet again. There is a subtle but important shift in the market this month. See below for more insight.

Kids are getting out of school and will be home for summer break. Meanwhile, teenagers are leaving home to get ready for college. Needless to say, May and June are months of adjustment. So, should your home adjust as well?

Families shrink and grow with time so ask yourself, what does your family need right now?

Do you need another room to accommodate working from home? Consider expanding your space. Adding a bathroom or primary suite can increase your home’s value in 2024 according to (HGTV).

Is your big house just too much maintenance for you? A recent report shows that Baby Boomers own 28% of the nation’s largest homes, while millennials with kids only own 14%. So, if you’re sick of mowing a massive lawn and paying pricey water bills, I’m happy to help you downsize.

How is Sonoma County’s Real Estate Market Performing this Spring?

In all areas except one, the inventory was up year-over-year. Some of this was due to a jump in new listings coming on the market, while in others it was an indicator of homes staying on the market longer. In May I believe we will see this shift intensify as we are seeing more price reductions and longer days on market right now.

Pricing your home to sell is critically important!

Compared to the same period last year, the median sales price for single-family homes increased .06% to $850K; condos however increased 16.6% to $507K. Average days on market was similar to last year at 52 days for single-family homes and significantly higher compared to last year at 57 days for condos. The number of residential properties sold was 335, moderately up compared to the same period last year.
