Holiday Fun in Sonoma County
The holiday season is here in Sonoma County, and with it, the expected quieting of real estate activity as the focus shifts to holiday gatherings, seeing friends and family, and warm celebrations.
Buying or selling a property may not be top of mind for you with all the other festivities this month, but there is something to be said for listing your home during the quiet of winter: there’s less competition on the market, and buyers who are still actively looking are serious buyers.
Homes that go into contract during the second half of December typically wouldn’t close escrow until sometime in January—what a way to kick off 2024! Food for thought, along with all the other holiday delicacies.
Speaking of celebrations, you may have noticed you did not receive an invite to my annual pie party this year. After much consideration, I decided to cancel the event due to the late harvest.
I was concerned the crush pad where I typically host it might have been occupied with winemaking and the gardens with rain. I hope to be on track in 2024 with a backup plan!
Now, let’s take a look at the latest Sonoma County stats…
Median Sales Price for Single Family Homes was $803K during the month of November, down 2.7% compared to the same period last year. Average Days on Market dropped by 3.8% to 50 days. The number of Single Family Homes sold was 219, which was down over 20% compared to November last year.
In Sonoma County, the number of available properties for sale has started to increase and ease things a bit for buyers. Months’ Supply of Inventory (MSI) is a helpful metric for understanding market pressures. It measures how long it would take all currently available properties to sell at our current sales pace. For November, MSI was 2.7 months – up 42.1% compared to the same period last year.
