July Sonoma County Market Stats, Happy Hour & End-Of Summer Fun!
Where did summer go?
We’re officially in that in-between season of summer fun and fall productivity. I don’t know about you, but I’d personally like a few more days of beach, pool and sunshine! But alas, the season is changing, and so is the Sonoma County housing market!
This year, real estate has seen some crazy twists and turns. From roller coaster interest rates, inventory shortages to fluctuating pricing, and a two-week MLS outage, what have we not seen?
Below I’ve shared an update on how the market has been performing this summer. Although July’s inventory numbers remained low in many areas in Northern California, that isn’t unusual for mid-summer when school is out and many people are enjoying warm weather vacations.
There’s been quite a bit of chatter among stagers getting busier as homes are prepped in anticipation of a post-Labor Day on-market date and quite a bit of buzz about an uptick in “coming soon” listings too. We’ll likely see a boost in activity next month as we move into the fall season, which is typical for the seasonal real estate cycle.
But that’s not the only thing I want to bring to your attention this month—below I’ve shared some tips to help you clear clutter (so you can make room for extra holiday decor!), some local accolades and the details on a new happy hour coming to Santa Rosa.

Sonoma County Market Update
Real estate sales typically slow down dramatically in the summer months, but this year we continue to see buyers out in the market (the long rainy season pushed market activity out). Pricing has steadied, but 45% of properties last month received multiple offers which shows the continued pent up demand for housing in a low inventory environment.
One unusual challenge Sonoma County buyers experienced this August was a two-week MLS outage. Rapattoni, the software platform our MLS runs on, along with 99 others around the U.S., was the target of a ransomware attack. Although many agents have been very resourceful and worked around the lack of listing information, it has put a damper on sales activity. As of this week the issue is finally resolved, but it will be interesting to see how it affects the August numbers.

Healdsburg Winery Named Among Top 50 in the World
Can you guess it? This Sonoma County winery made the coveted “World’s 50 Best Vineyards” list this year. Coming in at No. 20, the Healdsburg winery was recognized as a “continent winner,” or the top vineyard in North America. It was the only Sonoma County winery to make the list and only one of two U.S. wineries in the top 50.
Declutter & Organize Your Home With Hemmin’ & Hauling
I recently had Hemmin’ & Hauling come out to my house to help organize my garage. They did a great job helping me sort through everything and make some donations and do the appropriate recycling for different items. Santa Rosa Bakery Launching Happy-Hour Concept
Looking for a new location for your next happy hour? Criminal Baking Co. in Santa Rosa is starting a concept called “Visitation Hours” from 2 to 6 p.m. Thursday through Saturday at their 808 Donahue St. location. The bakery’s evening menu includes charcuterie boards (both meat and vegetarian), savory tartines, pies, quiche, frittata, cakes and other desserts + wine, beer and specialty cocktails.
